When Should I Schedule a Home Inspection?
The time when you schedule a home inspection will depend on your role as the buyer or seller. If you are a seller planning to inspect your home prior to listing your home, it’s probably a good idea to get in touch with us a few weeks before listing, to allow ample time to complete any repairs that are needed prior to listing. Buyers will typically have their Real Estate agent contact us to schedule their inspection, during the inspection period of their contract with the seller. It’s best to contact us sooner than later in your inspection period, in the event that we recommend further inspection by a specialist, such as a foundation expert.
What Do You Look for in a Home Inspection?
Our home inspections usually cover plumbing, roofing, appliances, electrical systems, HVAC systems, basement and crawlspace, structure & foundation, insulation & ventilation, ceilings, walls, floors, and doors. Pools and hot tubs can also be inspected but are usually at an additional cost.
Who Performs the Inspection?
The inspection is performed by an unbiased, professional inspector who is able to adequately address any problems or damages in and around the home. You can rely on home inspectors to give you neutral yet dependable advice on how to move forward with repairs in the home. Once you’ve scheduled a trusted home inspector to come in and view your home, the process will take anywhere between 2 – 4 hours, depending on the size of your home. The earlier you can schedule an appointment, the better!

If you are buying a home, the buyer as well as their agent, or the agents representative, must be present for the inspection.
